Nakheel Launches Bay Estate, a New Gated Waterfront Community on Dubai Islands

Nakheel, a subsidiary of Dubai Holding Real Estate, has officially launched Bay Estate, a new gated waterfront community situated on Dubai Islands. This development is located off Dubai's Deira coastline and aims to provide diverse private island living options.

The new community features approximately 360 three- and four-bedroom homes, along with a selection of beachfront and waterfront plots. The residential offerings include garden villas, attached villas, and townhouses, all designed to integrate with the waterfront and natural surroundings.

Community Features and Layout

Bay Estate is divided into three distinct collections, each with a unique character:

• Cala: Focuses on secluded lagoon living.
• Verda: Emphasises lush green spaces and residences suited for families.
• Agora: Offers a more social and connected neighbourhood experience.

The wider masterplan for Bay Estate spans 653,709 square metres, featuring 2.4 km of beachfront and 6.5 km of waterfront. It includes dedicated gated access and controlled entry points to ensure a secure residential enclave. Amenities within the community comprise a beach club, clubhouse, marina facilities, retail and wellness spaces, sports courts, children's play areas, and landscaped pedestrian routes. The design prioritises open spaces, walkability, and water access, with a planned capacity to accommodate over 12,000 residents upon full completion.

Integration with Dubai Islands Masterplan

Bay Estate is a key component of the larger Dubai Islands masterplan, which extends Dubai's historic Deira coastline. The five-island destination covers 18.6 square kilometres and is projected to house more than 230,000 residents in approximately 62,000 homes, alongside over 11,000 hotel keys and 4,000 branded residences.

The broader Dubai Islands development will add approximately 57 kilometres of coastline to the city, including 21 kilometres of beachfront. The masterplan also features two 18-hole championship golf courses, eight marinas connected by promenades and water transport, coastal parks, cycling routes, and walkable neighbourhoods. The islands are linked to the mainland by three bridges, providing direct access to the Al Shindagha Corridor, with Dubai International Airport located within 10 kilometres and Downtown Dubai within 15 kilometres.
