Dubai Healthcare City Breaks Ground on AED 3 Billion Dubai Creek Gardens Development

Dubai Healthcare City Authority (DHCA) has initiated the groundbreaking of Dubai Creek Gardens, a significant AED 3 billion residential development located in DHCC Phase 2. This master-planned community, developed by Global Partners Ltd, spans over 127,000 square metres along Dubai Creek and aims to integrate healthcare, wellness, and lifestyle offerings.

The project emphasises a low-density, nature-integrated design, dedicating 70% of its total area to landscaped gardens, parks, sports facilities, and open spaces focused on wellness. Dubai Creek Gardens is designed to include more than 1,400 residences alongside curated retail and dining options.

Branded Residences and Urban Vision

A key feature of the development will be the introduction of the UAE's first Westin and Renaissance branded residences, in collaboration with Marriott International. This addition will expand Dubai's growing portfolio of internationally recognised branded residential properties.

This project aligns with the broader objectives of the Dubai Quality of Life Strategy 2033 and the Dubai 2040 Urban Master Plan, which prioritise enhancing residents' quality of life and creating sustainable, people-centred communities through expanded green and recreational areas. DHCA supported the development by becoming a founding shareholder of the Global Partners Property Fund II, facilitating long-term investment into the region's growth.

Market Impact and Completion Timeline

Issam Galadari, CEO of Dubai Healthcare City Authority, highlighted that the investment reflects continued investor confidence in DHCC Phase 2 as an integrated destination. Bader Saeed Hareb, Executive Chairman of Global Partners Property Fund II, noted that the focus on extensive green spaces marks a deliberate shift from traditional high-density models, aiming to set a new standard for institutional-grade residential products in Dubai.

Dubai Creek Gardens is scheduled for completion in 2030. This development is anticipated to further diversify the residential, hospitality, and lifestyle offerings within DHCC Phase 2, catering to Dubai's projected population growth of 5.8 million residents by 2040 and the sustained demand for premium residential communities.
