Al Ghurair Development has launched Tessera, a new residential address in Dubai South, designed by the acclaimed Portugal-based architect Manuel Aires Mateus. This marks Mateus's first residential project in the UAE, introducing a unique concept that integrates the space, privacy, and amenities typically found in townhouse communities within a low-density building.

Located in one of Dubai's rapidly expanding residential districts, Tessera aligns with the growth ambitions of the Dubai 2040 Urban Master Plan. Tessera offers two-bedroom-plus and three-bedroom-plus homes, available in both lateral and vertical townhouse-style configurations, including duplex units. The designs prioritise a clear hierarchy of spaces over mere unit size, featuring dedicated entrance foyers, generous dining and living areas, practical storage, and private terraces.

A key feature is a flexible additional suite that can be configured as a study or children's playroom, allowing homes to adapt to evolving family needs. The architectural collaboration focuses on light, minimalism, and carefully composed spaces, resulting in practical layouts and everyday liveability, with natural light integrated into key areas throughout each residence.
